
The latest rate and rule changes went into effect April 30, 1996 and more changes are on the way after this past year's Bertha and Fran.
NOTE: The Federal Government has no Agents, therefore no Agent can bind Federal Flood Insurance... There is no Federal Flood Insurance for the Coastal Barrier Resources Act (CBRA) area. This is not to say that there isn't some Federal Flood written in the CBRA area, because there always is, but when disaster strikes and the adjuster goes out,the policy will be void and the last year's premium will be refunded...... Your elevation Certificate will tell you if you are in a CBRA area.
Most of the insurance written is in the V,A,B,or C zones,C being the best flood zone. V-Zone being the worst zone,you should not have any enclosure under the elevated structure (except steps). In the A-Zone you can enclose under an elevated structure but you must have break-a-way walls and 1 square inch of vents for 1 square foot of floor space in the enclosure. There are two rates, one for up to 300 sq.ft. and the other for over 300 sq.ft.. B-Zones start to get better, the policy covers you from the ground up, meaning you can have an elevated building with or without break-a-ways or vents. Of course, if you do enclose in a B-Zone the premium is a little higher.

Everyplace is prone to Floods and anyone can get Flood Insurance as long as your property is not in a CBRA Zone. If you don't have a flood policy, chances are you do not have flood insurance, It is not likely that your Homeowners policy covers flood. During Hurricane Fran, we put in 79 claims where the house (or structure) was gone.......
